Project Involvement: Participated from PZA correction through CD development, including involvement in the public hearing process. Prepared presentation materials (including PPT and renderings) to support client meetings and entitlement reviews. Developed Rhino models and contributed to facade material studies, providing multiple exterior material options for client consideration. Collaborated on rendering production and performed post-production visual refinements. Assisted in advancing drawing sets through PZA revisions into CDs and produced elevation drawings for ARB submission along with technical documentation in AutoCAD.

This project is a 5-story, 10-unit multifamily development located in Beverly Hills, utilizing density bonus incentives to increase allowable residential density on a constrained site. Under base zoning, the site permitted 8 units, while the proposed scheme strategically incorporates bonus provisions to achieve 10 units, including one very low-income unit.
To accommodate the increased density, the project integrates a series of incentives and waivers, including reductions in front and side yard setbacks, as well as allowances for subterranean garage encroachment and modified unit area requirements.

These conditions informed the development of sectional studies to resolve vertical relationships, access, and code-compliant circulation.

During the transition from PZA corrections to construction documentation, the project required detailed resolution of code-driven layouts and interior configurations. This included the development of ADA-compliant unit plans, enlarged details, and coordination of dimensional requirements across multiple drawing sets.
